EPDM Roof System

EPDM (ethylene propylene diene monomer) is a synthetic rubber single-ply membrane used for low-slope and flat roofs, known for its durability, resistance to weathering and UV rays, and a lifespan of up to 50 years. It is cost-effective and easy to install.


EPDM is available in thicknesses like 45, 60, or 90 mil, and can be black or white, with white options helping to increase energy efficiency.

Common use: Primarily for low-slope and flat commercial roofs, but also used for carports and patios.


Installation: A single-ply membrane that is lightweight and can be installed year-round because it remains flexible in cold temperatures.


Durability and lifespan: A properly maintained EPDM roof can last up to 50 years or more.


Maintenance: Requires maintenance checking for debris to prevent dirt buildup and ponding of water. Twice-yearly inspections is recommended for the longevity of your roofs lifespan.

Common Installation Methods

EPDM can be installed using one of three primary methods, depending on the building's structure and needs:

  • Fully Adhered The membrane is glued directly to the insulation layer or roof deck using a specialized bonding adhesive. This method provides high wind uplift resistance and is ideal for complex roof shapes.
  • Mechanically Attached The membrane is secured to the roof deck using mechanical fasteners and plates. This is a quicker and more cost-effective option for larger roofs and is less affected by weather during installation.
  • Ballasted The EPDM membrane is laid loose over the roof deck and held in place by a layer of smooth river rock or concrete pavers. This is the most economical method and the weight of the ballast provides added protection against weather and UV rays.

TPO Roof System

TPO (thermoplastic polyolefin) is a single-ply, white, reflective roofing membrane for low-slope roofs known for being durable, energy-efficient, and cost-effective. Its heat-welded seams create a strong, watertight seal, and the material is resistant to UV, punctures, and tears. 


Common benefits include lower cooling costs due to reflectivity, long-term durability, and easy installation and repair


Material: TPO is a blend of polypropylene and ethylene-propylene rubber.


Durability: It is resistant to tears, punctures, and UV radiation, with a lifespan of around 15 to 30 years.


Seams: Seams are heat-welded together, creating a molecular bond that is stronger than the membrane itself, preventing leaks.


Installation: It can be installed using various methods, including mechanically attached or fully adhered, and is generally easier and faster to install than other systems.
